This was in your agreement, but here’s the gist.


Lead quantity guarantees do not account for leads that have been ‘filtered out’.  We do give you the option to filter leads by your own parameters and do so in a variety of ways, however, leads you’ve filtered out (or deemed unqualified) are still counted as leads in your quantity guarantees. (This was also mentioned in the onboarding process while you were selecting your lead filters).


If you’re on a 3-month plan, then the lead quantities are averaged out over the 3 month period.  It is likely that you may not quite hit your per-month guarantee on the first month.  Campaigns get better over time and that’s HOW we are able to make the guarantees. We will catch up on the lead quantity.


You must use a Personalized Facebook business page: As of 3-19-21 we no longer offer lead quantity guarantees when you are using a Facebook business page that represents your company or brand.  You will have to use a personally branded page.


  • Example Of Brand Page:  Logo is used as the profile image and page is named XYZ Mortgage Company

  • Example of Personal Page: An image of you or someone is used as the profile image and page is named Bob Jones - Loan Officer - Nmls#123654


Why? We have years of data showing a clear correlation between page types.  Personalized pages far outperform Brand pages every time.


You will void your lead quantity guarantees if you stop or pause your campaigns for more than 3 days OR more than twice per month due to your request or billing issues.  We have to keep the campaigns running consistently to maintain our guarantees.  This is why if you are paying by credit card we require your card to be saved to file for automatic billing.


If you switch campaign types your guarantee is voided on a 3-month plan.  That means if you want to switch from refi to purchase or vice versa, this will void your guarantees.  We will still attempt to achieve them, but cannot guarantee the quantity at that point.  We need to stick with one campaign and let it get better and better.  Switching stops that process.


Lead quantity guarantees are always for ‘general leads’. This means if you want a specialty lead like a VA lead or a first-responder lead, we will NOT guarantee lead quantities for that kind of specialized lead.  We only guarantee lead quantities for general homebuyer or refinance leads.


For us to meet lead quantity guarantees, your geo-targeting must be in a populated enough area. Our agreement states this, but to reiterate: For purchase campaigns we need to be targeting a geographic area with a minimum of 1.5 Million Facebook users (that is not as big of a number as it may seem - most metropolitan areas will easily achieve that).  For refinance campaigns we must target at minimum an entire state (or multiple states).  


We do not offer lead quantity guarantees if you increase your ad budget beyond our standard packages.  For example, if you decide to double your ad budget, that does not mean we will guarantee twice as many leads.  You will likely get twice as many, but it will not be guaranteed. It is still smart to increase your ad budget because your overall cost per lead (when calculating for our service fees as part of your measurement) will be significantly lower.  If you want to see our packages reach out or go here: https://www.mortgagegrowthsystem.com/costs


Lead quantity guarantees may change over time. We are constantly monitoring the average cost per lead across dozens of clients.  Sometimes costs to produce leads will increase.  If your agreement has expired we may notify you that to continue achieving the same quantity we may need to spend more on ads.  Our packages change in price over time to reflect the true cost of advertising which will change over time.
